Choosing a builder

How to Check a Builder in Torrevieja Before You Sign: A Document Checklist

Before you pay a deposit to a builder in Torrevieja, ask for the company name and NIF, the insurance certificate, tax and social security certificates, the licence route, references and a staged payment plan. Here is the checklist.

Short answer

Before you sign with a builder in Torrevieja, ask for seven things in writing: the exact company name and NIF that will issue the contract, a current civil-liability insurance certificate, tax and social security certificates, the licence route for your works and who files it, who does each trade (own team or subcontractors), references you can visit, and a payment plan tied to completed work. A good builder hands these over before you pay a deposit; one who argues about it has told you something.

Owners abroad often choose a builder from a website, a recommendation in a group and a price. None of that tells you whether the company exists as a legal entity, is insured, or will still be answering messages in month three. A quotation tells you what the work costs; this checklist tells you who you are paying. Our guide to what a builder's quotation must include covers the document itself. This one covers the company behind it.

The checklist

Ask forWhy it mattersA good answer
1. Company name and NIFThe contract and invoices must come from a real legal entity, not a trading nameThe contracting company is named on the quote and contract with its tax number, matching the invoices
2. Civil-liability insuranceIt is what answers if the work damages the property or a neighbour'sA certificate you can read: insurer, cover and dates, not a website claim
3. Tax and social security certificatesThey show the company is up to date with the Tax Agency and Social SecurityCurrent certificates provided on request
4. Licence routeWhether your works need a declaración responsable or a licence changes the date and the costThe quote says which route applies, who files and whether the ICIO is included
5. Who does the workSubcontracting is normal; vagueness about responsibility is notYou are told which trades are subcontracted and who answers for each
6. ReferencesFinished work is the best evidenceProjects you can see, and owners who agree to speak
7. Payment planA large deposit followed by dated instalments leaves you exposedStages tied to work you have seen, with a retention until handover

How to check each point

  • Name and NIF. Compare the company name on the quote, the contract and the bank account that will receive payment. A different name is a question, not necessarily a problem, but it needs an answer in writing.
  • Insurance. Ask for the certificate itself and read the dates. A statement that "we are insured" is not a document.
  • Certificates. Ask for the up-to-date certificates from the Tax Agency and Social Security (certificados de estar al corriente). They are routinely requested and quick to provide.
  • Licence route. Ask what has to be filed, by whom and when work can start. A builder who says "no licence is needed" without naming the route is guessing. The routes are in our licence guide.
  • Reviews and references. Public reviews can be checked independently on the map listing; read the lower ratings as well. Ask to visit finished work, and expect that to be arranged with the current owner's permission.
  • Payments. Bank transfer, in stages tied to photographed work, with invoices showing IVA separately. See the sequence in renovating from abroad.

Red flags

  • No company name or tax number on the quotation.
  • A deposit that is a large share of the price, or payments by date rather than by progress.
  • Cash only, or no invoice.
  • Reluctance to share insurance or tax documents before signing.
  • A scope such as "renovate the bathroom" with no materials named.
  • A price far below the others with no explanation of what is left out. Compare with the published rates in what an apartment renovation costs in Torrevieja.

What we publish about ourselves

You should be able to check us the same way. We publish this: Creator Company is the trading name of Creator Company Alicante S.L., N.I.F. B26705343, with an office at C. Valencia, 9, Local A, 03185 Torrevieja (Mon to Fri, 08:00 to 17:00), working on the Costa Blanca since 2022. Every contract names the contracting company. Our CEO has worked in construction since 2014. We ask clients to request the registration, insurance and compliance documents that apply to their project before signing, and we prefer sharing real paperwork to asking you to trust a website claim. For specialist trades and equipment we use vetted local partners and confirm who is responsible for each part before the project starts. Bathroom work carries a written two-year workmanship guarantee whose terms are in the quotation. Our Google profile is public, and our about page lists the team.

Questions we get asked

How do I know a builder in Torrevieja is legitimate?

Ask for the company name and NIF on the quote, a civil-liability insurance certificate, tax and social security certificates, the licence route for your works, who does each trade and references you can visit. Do this before you pay a deposit.

Should I pay a deposit before work starts?

A modest deposit tied to a materials list is normal. Avoid a large deposit followed by dated instalments; pay in stages tied to work you have seen, with a retention until the handover list is closed.

Can I visit a finished project?

You should be able to, with the current owner's permission. Ask for it before you sign; we arrange visits to comparable finished work on request.

Does the builder or the architect handle the permit?

For anything beyond surface work, Spanish rules require a technical project signed by a qualified professional; a builder cannot substitute for that. The builder coordinates the construction side with what was filed. Ask who files in your case.

Is this checklist legal advice?

No. It is a practical list of what to ask for. For a specific contract, ask your lawyer or gestor.
