These terms explain how we work: what the prices on this website mean, how a quotation becomes a contract, and what each side is responsible for. They apply to enquiries made through this website. The signed contract for your project always takes precedence over this page.

Prices on this website

Every figure published here — in the price list, on service pages and in the calculators — is a planning price. It exists so you can budget before spending time on meetings. It is not an offer in the legal sense and does not bind either side.

A binding price appears only in a written quotation, issued after we have seen the property or received enough detail about it. Prices include Spanish VAT at the applicable rate unless stated otherwise.

What changes the final price

The main reasons a quotation differs from the planning price:

• access for machinery and materials — a narrow lane or no side gate changes the method of work;
• ground conditions — rock, old fill, a high water table;
• level differences that require retaining structures;
• the condition of what is hidden: wiring, plumbing, waterproofing, structure;
• the finish level and specific products you choose;
• changes you request after work has started.

Quotation and contract

• A quotation is valid for 30 days unless another period is stated in it.
• Work starts after the quotation is accepted in writing and the contract is signed.
• The contract states the scope, the price, the payment stages and the expected timeline.
• Anything not listed in the scope is not included in the price.

Changes during the works

You can change your mind — that is normal on a building project. Any change that affects price or timeline is agreed in writing before it is carried out, as an addition to the contract. We will always tell you the cost of a change before doing it, not after.

Payments

Payments are tied to completed stages of work, not to calendar dates. The stages and amounts are set out in the contract. We issue an invoice for each stage. We do not ask for the full amount in advance.

Permits

Most construction work in Spain requires a municipal licence. Where the contract includes it, we prepare the technical documents and handle the application, and the licence fees payable to the town hall are charged at cost. Waiting times depend on the municipality and are outside our control; we keep you informed but cannot guarantee a date for the licence to be granted.

Timelines

The timeline in the contract covers our work on site. It does not include the licence waiting period, and it can be extended by weather, by delays in materials made to order, or by changes you request. If a delay arises, we tell you as soon as we know, with a revised date.

Warranty

Our work is covered by the warranty periods set out in Spanish construction law (Ley de Ordenación de la Edificación), counted from completion:

• 1 year — finishing defects;
• 3 years — defects affecting habitability, such as installations and waterproofing;
• 10 years — defects affecting structural safety.

Materials and equipment supplied by manufacturers — pumps, boilers, appliances — carry the manufacturer's own warranty, and we help you claim under it. The warranty does not cover damage from misuse, lack of maintenance, or work carried out later by someone else.

Cancellation

Before work starts you can cancel and receive back any amount paid, minus documented costs already incurred on your project — for example technical drawings or items ordered to measure. Once work is under way, cancellation is settled on the basis of work completed and materials already purchased.

Applicable law

These terms and any contract based on them are governed by Spanish law. Disputes go to the courts of Alicante province, without prejudice to the rights that consumer legislation gives you.
