Smart Home on the Costa Blanca: What It Costs and What to Wire
A smart home on the Costa Blanca starts at €4,800 before IVA. What decides the price is the number of controlled points and whether cabling is possible. Here is what to automate, what to wire and what works without internet.
A smart-home installation on the Costa Blanca, covering lighting, heating, blinds, cameras and remote access you can control from abroad, starts from €4,800 before IVA. The price rises and falls with the number of controlled points and whether cabling is possible: during a renovation wired systems cost less and work more reliably, while in a finished property wireless devices avoid opening walls. The core functions should keep working locally if the internet goes down.
A smart home is useful where nobody is in the house for weeks: a holiday home, a rental, a villa you use a few months a year. The aim is fewer daily decisions, not more apps. This guide sets out what to automate, how to choose between wired and wireless, and what we publish on price.
What to automate first
We start from what annoys you now, not from a catalogue of devices. The usual list:
- Lights, grouped into a handful of scenes that make sense: arriving, leaving, night, away for the season.
- Blinds.
- Climate: heating and cooling you can reach from your phone.
- A water-leak alarm, so you hear about a leak or a power cut the same day rather than on arrival.
- Cameras and an alarm.
Wired or wireless
| Wired | Wireless | |
|---|---|---|
| Best when | You are renovating and walls are open | The property is finished and you don't want to open walls |
| Cost | Less during a renovation | Avoids chasing walls |
| Reliability | Better over the years | Covers lighting, sensors, climate control and cameras |
| Suits | Anything that switches significant load | Small points, add-ons |
Wireless devices cover a lot, but anything that switches significant load, or that you want reliable for years, is better wired. We tell you which parts genuinely need cable and which do not. If you plan a renovation anyway, ask for the cable routes at the same time: the cabling is part of the first fix described in our guide to rewiring and plumbing.
What it costs
Our published starting price is €4,800 before IVA. It is a planning price: the final quotation depends on the number of controlled points and on whether cabling is possible, and the written scope after a site visit lists what is included. Smart-home work can also be added to a renovation. For the rates of the renovation itself, see what a full renovation costs (€420, €650 or €900 per m²). Electrics, plumbing, air conditioning and heating on their own start from €2,200 (property systems).
If you let the property
This is where a smart home pays for itself fastest here:
- Remote door access removes key handovers.
- Climate limits stop the air conditioning running at 16°C with the terrace door open.
- Leak sensors warn you before a small problem becomes a claim.
What happens if the internet goes down?
We plan systems so the core functions (lights, blinds and climate) keep working locally even when the connection drops. What you lose is remote control from your phone until it comes back, not the ability to switch a light on in the room you are standing in. Physical wall switches stay, so guests don't need an app.
Avoid locking the house to one brand
No single ecosystem for everything. We plan the essentials around a stable wired or standards-based core and let phones and voice assistants sit on top. That way changing your phone does not mean changing your house. Systems need occasional attention (updates, a replaced router, a new phone) and we handle that remotely where possible, on site where not, across Costa Blanca South.
Setting it up from abroad
The system is set up so you can check the house from another country and receive alerts. If the work is part of a renovation, the whole job can run remotely: see renovating a property in Spain while you live abroad. Local pages: builders in Orihuela Costa, Torrevieja.
Questions we get asked
How much does a smart home cost on the Costa Blanca?
From €4,800 before IVA for lighting, heating, blinds, cameras and remote access. The final price depends on the number of controlled points and whether cabling is possible, and is set out in a written quotation after a site visit.
Can smart systems be added to an existing home?
Often yes. The options depend on wiring, device compatibility and how much building work is acceptable. In a finished property we often use wireless devices to avoid opening walls.
Can I control my Spanish house from another country?
Yes, and that is usually the point. Heating, blinds, alarm and cameras are reachable from your phone wherever you are, with notifications about a leak or a power cut the same day.
Will the system work if the internet goes down?
It should. Core functions such as lights, blinds and climate keep working locally; what you lose is remote control from your phone until the connection returns.
Is a smart home worth it for a holiday rental?
That is where it pays for itself fastest: remote door access removes key handovers, climate limits stop the air conditioning running with the terrace door open, and leak sensors warn you before a small problem becomes a claim.
