Builders in San Miguel de Salinas: renovating a country villa without erasing it
San Miguel de Salinas is a short drive inland from our office in Torrevieja, and the work we are asked for here is different from the coastal urbanisations: older country houses with good bones, where the question is what to keep. This page shows the villa we renovated there, what the same scope costs in 2026 and how permits work.
Creator Company Alicante S.L. (N.I.F. B26705343), based in Torrevieja, has published one finished project in San Miguel de Salinas: a country villa renovated with its exposed roof beams kept, new porcelain floors, a rebuilt marble-effect bathroom and a repaved terrace. 2026 list prices, before IVA: full renovation €420 / €650 / €900 per m² by finish, cosmetic renovation €270/m², a complete bathroom refit €4,800–14,000, terraces from €320/m². Permits go through the Ayuntamiento de San Miguel de Salinas.

The villa we renovated in San Miguel de Salinas
- San Miguel VillaCountry villa: beams kept, porcelain floors, marble-effect bathroom, repaved terrace
It is a country villa above the town with a good roof structure — exposed timber beams — and generous window openings onto the garden. Both were kept. The work went into what had aged badly:
- Floors. Stripped out and relaid in large-format porcelain that runs from the living room straight onto the terrace, so the two read as one space.
- Roof beams. Cleaned and treated rather than boxed in or replaced.
- Main bathroom. Rebuilt with a walk-in shower, wall-hung WC and a backlit round mirror, in marble-effect porcelain.
- Terrace and outdoors. Repaved, with an outdoor shower built into the boundary wall in the same porcelain — a detail that costs little during a renovation and is expensive to add afterwards.
- Painting inside and out.
The same approach — decide first what stays — is what separates a cosmetic job from a full one; we explain the line in cosmetic refresh or full renovation. For similar scopes on other houses see the El Valle Golf villa, the La Zenia villa and the Mar Menor villa.
What the same scope costs in 2026
For a 100 m² house at our list rates, before IVA. The written quotation after a site visit is what you sign; what is behind the walls decides the final number.

An older country house is more likely to need the wiring and plumbing replaced than a newer villa; that is covered in rewiring and plumbing in an older property, and the whole-house budget in the full renovation cost guide. Individual rooms have their own pages: bathrooms, kitchens and terraces and outdoor areas.
Permits and tax in San Miguel de Salinas
San Miguel de Salinas is in the Valencian Community, so the same routes apply as elsewhere on the Costa Blanca:
- Renovation without structural work — a declaración responsable filed with the Ayuntamiento de San Miguel de Salinas.
- Structural work — for example widening an opening onto the garden — the same declaration with a certificate from an architect or engineer.
- A new house — a full building licence before work starts.
The town hall also charges the construction tax ICIO on the cost of the works. We confirmed the ICIO rate only for Torrevieja and Orihuela (4%), so for San Miguel de Salinas we check the rate with the Ayuntamiento when we price your job rather than quote a figure here. How the routes work is in the guide to building licences on the Costa Blanca.
If you want a pool on a country plot
Country houses often have the garden space that coastal townhouses lack. Our fixed 2026 pool prices are €13,500 for 5×3 m, €14,500 for 6×3 m, €16,500 for 7×3 m and €18,500 for 8×4 m, before IVA, with the terrace around it usually adding €2,000–5,000. Larger sizes up to 15×5 m are on the prices page, and the pool service is described on the pool construction page. Access for the excavator and the ground itself are checked on site before we price.

Questions we get asked
Do you renovate houses in San Miguel de Salinas?
Yes. Creator Company has published a finished villa renovation in San Miguel de Salinas — floors relaid throughout, a bathroom rebuilt, the terrace repaved and the original timber roof beams kept — with seven photographs of the result on its project page.
Can you keep the original roof beams and still renovate the house?
Yes, that is what we did on the San Miguel villa: the beams were cleaned and treated, and the work concentrated on floors, the bathroom, the terrace and paint. Whether beams can stay in your house depends on their condition, which we check on the survey.
How much does it cost to renovate a house in San Miguel de Salinas?
At our 2026 list prices a full renovation is €420/m² at Standard finish, €650/m² at Premium and €900/m² at Luxury, before IVA — €42,000 to €90,000 for 100 m². A cosmetic renovation without structural work is €270/m², or €27,000 for 100 m².
What is the ICIO rate in San Miguel de Salinas?
The ICIO is a construction tax charged by the town hall on the cost of the works. We have confirmed a 4% rate only for Torrevieja and Orihuela, so for San Miguel de Salinas we check the current rate with the Ayuntamiento when we prepare your quotation.
