How Much Does a Terrace or Outdoor Area Cost on the Costa Blanca in 2026?
A terrace or garden area on the Costa Blanca starts from €320 per m². Here are budgets for 30, 60 and 100 m², what a pool surround adds, and the checks that change the price before anyone digs.
Terraces and outdoor areas on the Costa Blanca cost from €320 per m² in 2026, before IVA — porcelain paving, steps, pergolas and lighting. That is about €9,600 for 30 m², €19,200 for 60 m² and €32,000 for 100 m². The terrace around a new pool usually adds €2,000–5,000. The final figure depends on what is there now — bare soil, old tiles, a concrete base or a slope — and on drainage, shade and lighting, which is why we price after a site visit.
On this coast the terrace is where a house is used: it is the dining room from spring to autumn. It is also the part of a project most often under-budgeted, because the visible surface hides a lot of work underneath. This guide gives the starting rate, three worked budgets and what moves the price.
The starting rate
Our 2026 rate for terraces and outdoor areas starts at €320/m² before IVA. It is built around one coherent outdoor plan — paving, steps, shade, planting, lighting and irrigation as the project requires. "From" is the word that matters: it is the starting point, and the written quotation after the site visit is what you sign.
| Area | From (€320/m²) | Typical project |
|---|---|---|
| 30 m² | €9,600 | A dining terrace or a courtyard |
| 60 m² | €19,200 | Terrace with steps and a pergola area |
| 100 m² | €32,000 | A wrap-around terrace or a full garden plan |
These are starting figures before IVA, not a quotation. What changes them is in the next section.
Around a pool
The paving around a new pool is usually priced separately from the pool itself and adds €2,000–5,000, depending on the size and shape of the surround. If you are planning both, price them together: the pool decides the levels, drainage and the safe route around the water. Pool prices start at €13,500 for 5×3 m; the breakdown is in how much a pool costs on the Costa Blanca.
What changes the price
- What is there now. Bare soil or a garden needs the least removal. Old tiles or paving have to come out first, and a mixed or sloping area needs levelling. Removal and base preparation are part of the scope.
- Drainage and safety. The surface must carry water away from the house and the pool, and the steps and edges must be safe to walk on when wet.
- Shade. A pergola over a dining area is a separate structure with its own cost.
- Lighting and irrigation. Lit steps and garden lighting, and the irrigation lines that need to go in before the paving closes the ground.
- An outdoor kitchen. It needs services — water, electricity, sometimes gas — brought to the spot, and worktops built to suit.
- The area itself. The size of the surface and how many levels and steps it has set the quantity of work, which is why a rough measurement is the first thing we ask for.
Permissions and the community
Outdoor works that do not add floor area generally go by a declaración responsable rather than a full licence — your town hall's rules for the plot decide, and we file on your behalf. Two cases catch people out. Closing a terrace or adding a room is new floor area, which is not a reform and needs a different route. And in an apartment building or urbanisation with shared elements, the community of owners decides what you may change on façades and terraces, whatever the town hall says. The construction tax ICIO — 4% of the cost of the works in Torrevieja and Orihuela — applies either way. Details in the licence guide.
What it looks like finished
Our outdoor living project in La Zenia shows a terrace, planting and a pool surround as one scheme, and the villas in Algorfa include porcelain terraces and lit steps. The service page for terraces and outdoor areas has the project calculator.
