What is not included in cosmetic renovation?

Structural changes, full rewiring, full replumbing and major layout changes need a full renovation scope.

Why is the planning rate fixed at €270/m²?

It keeps the first estimate simple. After a review, the written scope confirms the exact preparation and selected replacements.

Can you refresh the property between rental bookings?

Yes, and that is when most of this work happens. Cosmetic work fits into a two to four week gap; we agree the dates around your calendar and hand the property back cleaned and ready for the next guests.

Does the price change once you see the walls?

Sometimes. Paint over sound plaster is predictable. Damp patches, previous poor repairs or crumbling plaster mean preparation work, and we tell you the cost of that before continuing.

Do you take small cosmetic jobs outside Torrevieja?

Yes, across Costa Blanca South. For smaller jobs we group work in the same area into one week, so scheduling may take a few days longer than for a full renovation.

What counts as cosmetic rather than a full renovation?

Cosmetic work changes surfaces and finishes without touching structure, layout or the routes of services: painting, flooring, doors, skirting, lighting points and minor repairs. As soon as walls move or plumbing and electrics are rerouted, it becomes a full renovation with a different scope, price and licence path.

Is cosmetic work worth doing before selling or renting?

Usually yes, because it is the cheapest way to change how a property presents. Fresh paint, consistent flooring and updated lighting lift photographs and first impressions far more than the cost suggests. We can look at what is worth doing and what will not return its cost.

How long does it take?

A typical two-bedroom apartment refresh runs one to two weeks depending on how much flooring is replaced and whether ceilings are included. Villas take longer simply because of the surface area.

Can it be done while the property is empty between rentals?

That is how most of these projects run. Give us the window between bookings and we will plan the sequence to finish inside it, or tell you honestly if the window is too short.
