Villa Reconstruction 2026

An old villa taken down to its frame and rebuilt: new steel, new slabs, a new floor and a completely different house on the same plot. Work in progress through 2026.

Project Overview

Reconstruction in progress across the Costa Blanca

This is the heaviest kind of work we do, and the most misunderstood. The owner bought a sound but hopeless 1970s villa in a location that could not be bought again. Instead of demolishing and starting over — which in Spain means a new licence, new setbacks and often a smaller house — the structure was kept and reinforced, and everything around it was rebuilt.

The sequence in the gallery is the honest one: strip back to columns and slabs, cut in new steel beams where walls were removed, form new brick walls and a new floor slab, then rebuild. The steel is welded on site and fireproofed; the new slabs are precast beam-and-block. The last two images are the design visualisation of the finished house, not photographs — the work is running through 2026 and we publish the site photos as they are taken. If you are considering a similar reconstruction, the two questions that decide feasibility are what the existing structure can carry and what your town hall will licence.

What stands outStructure kept and reinforced instead of demolished — the route that keeps the original building volume on a plot that could not be replicated today.
